SET Deptford is a small studio centre in Deptford, South London, located in a former offices and hall building, just a five-minute walk from Deptford station.
Spanning just over 5,000 sq ft across two floors, this centre includes 20 studios supporting nearly 50 artists. Modest in scale, the space is designed to offer practical, reliable workspace for artists who need stability and focus in their day-to-day practice.
Studios aren’t currently unavailable at this time. We will be releasing more soon, and the best way to hear about upcoming availability is to join the large studio waitlist below.

As a member of the London Affordable Artist Studio Network (LAASN), SET has always put inclusivity and accessibility at its core.
SET Deptford offers some of the most affordable studios in South London, priced at just £1.30 per sqft PCM, all-inclusive with no hidden fees. This covers utilities, 24/7 access, maintenance, refuse, membership, management, cleaning, compliance, and access to shared facilities.

Move-in dates will vary depending on future studio releases. Members joining via the waitlist will be notified first when new studios become available.
Who can apply
We support a wide range of practices – from artists, performers, writers, designers, makers, and musicians – and welcome applicants from diverse backgrounds.
To keep this centre connected to its local communities, priority is given to artists living and working in Deptford and the wider Lewisham borough, with remaining studios offered more widely where capacity allows.
Please note: For safety and insurance reasons, some activities aren’t permitted at SET Deptford, including: public events, hot works, live/amplified music without soundproofing, spray painting, tattooing, beauticians, or commercial client-facing activities.
