A small number of large artist studios are now available at SET Vauxhall, offering established collectives and shared groups the chance to secure a base within one of London’s largest artist-led cultural centres.
Following strong take-up since opening in October, the remaining large studios are offered on three-month rolling contracts. Viewings will take place the weeks commencing Monday 19 and 26 January, with immediate move-in available the following week. These studios are best suited to groups of artists who already know one another and are looking to work together in a shared, long-term-focused environment.
Located at Camelford House on the Thames, SET Vauxhall spans 140,000 sq ft and is home to more than 250 studios for over 600 artists, alongside project spaces, communal areas, and a growing public programme. The centre brings artists, collectives, and communities together under one roof, supporting collaboration, experimentation, and collective working at scale.

The remaining large studios are suitable for 5-7 and 7+ sharers, with the following approximate ranges:
- Studio sizes: 527-1,190 sq ft
- Total monthly rent: £840-£1,900 PCM
As a member of the London Affordable Artist Studio Network (LAASN), SET places inclusivity and accessibility at its core. Studios at SET Vauxhall are priced at £1.60 per sq ft PCM, all-inclusive with no hidden fees. This covers utilities, 24/7 access, maintenance, refuse, membership, management, cleaning, compliance, and access to shared facilities as they are fitted out.
These studios are ideal for collectives, shared practices, and groups who are already working together and are comfortable sharing responsibility for a larger space.
Quiet-practice studios on the 6th floor
These available large studios are located on the 6th and 7th floor of SET Vauxhall.
Please be aware that due to neighbouring uses within the building, studios on floor 6 are designated ‘quiet areas’. Therefore, continuous or frequent use of power tools is not possible on this floor. However, the space is well suited to:
- Painting, drawing, and textile work
- Sewing machines and hand tools
- Digital practices, editing, and desk-based work
This makes the floor particularly suitable for collectives looking for focused, low-impact working conditions.
Please note that for insurance and safety reasons, some activities aren’t permitted, including: public events or parties, hot works (work that cause sparks or flames), live or amplified music, spray painting or tattooing, licensable practices (beauticians, or any practice requiring a license etc.), or client-facing commercial activity.
Sharing a studio: Lead Members in Common option
Sharing a larger studio can be a great way to make space more affordable, collaborative, and social, especially for groups who already work well together.
At SET Vauxhall, large studios can operate using a Lead Members in Common model. This simply means that everyone sharing the studio is treated equally, with shared responsibility and clear expectations from the start.
In practice, this means:
- Groups should already know and trust one another
- Everyone sharing the studio signs SET’s Licence Agreement and agrees to the same Terms and Conditions
- Each person pays their share of the rent directly to SET, rather than one person covering the full amount
- One person acts as the Studio Rep, helping keep communication with SET clear and up to date
There’s no “lead tenant” in the traditional sense. Responsibility is shared across the group equally from the outset, with each member jointly and severally liable for outstanding fees and health & safety. This helps share responsibility while avoiding situations where one person carries the full financial or administrative burden.

These studios are offered on a three-month rolling agreement, with immediate move-in available the following Monday after each viewing.
We recognise that short-term contracts can be a concern. To help provide continuity and ensure we keep our community together, if a contract comes to an end, artists taking these studios will be offered priority first refusal on any future SET studios where available across our centres at the time.
Why join SET Vauxhall
SET Vauxhall is the largest centre SET has delivered to date. Joining us at this stage gives artists immediate access to workspace while directly helping to fund the phased build, cover early running costs, and crucially, keep SET independent.
This independence allows SET to continue providing genuinely affordable studios, public programming, and community support, while shaping the centre collaboratively with the artists who use it.
Studios begin as open-facing spaces with internal partitions in place, giving you a defined workspace from day one. As the build progresses, doors, front walls, and shared facilities are added floor by floor, allowing studios to grow more private and fully equipped over time.
Wi-Fi is currently being installed, and secure fob access will be introduced as systems come online in the coming weeks.
The full build is expected to be complete by Spring/Summer 2026.

This is the final opportunity to secure a small or mid-sized studio at SET Vauxhall. Viewings for large studios (5-7 and 7+ sharers) will take place on:
- Thursday 22 January, 2-4pm
- Thursday 29 January, 2-4pm
Studios are allocated on a first-come, first-served basis, with sign-up taking place in person on the day of the viewing.
Immediate move-in is available the Monday following each viewing. For example, if you view on Thursday 22 January, move-in is available from Monday 26 January.
