SET is inviting charities and community or arts organisations to enquire about workspace at SET Fulham, a new arts centre currently in development in Fulham, West London.
Alongside genuinely affordable studios for artists and collectives, SET Fulham will include a number of large, warehouse-style spaces for organisations that are able to contribute a little more. These spaces play an important role in supporting SET’s wider charitable work and in helping to keep our studios accessible and affordable for artists.

About the space
Set within a former warehouse in Fulham and spanning approximately 40,000 sq ft across two connected buildings, SET Fulham will be a working cultural centre bringing together artists and organisations under one roof.
The intention is to create an active, multi-purpose environment that develops over time, shaped by the people who work there and the ways the space is used.
Large open areas, high ceilings and excellent natural light give the building a flexibility that can suit a range of organisational needs, from practical or project-led use. Located just a short walk from Imperial Wharf station, the site is also well connected across West and South West London.
As the building is still in development, SET is opening conversations early to better understand organisations’ needs and explore how the space could be used while the centre comes back into active use.
Who the spaces are suited to
These spaces are intended for:
- Charities, community organisations, and arts or culture-adjacent businesses
- Organisations seeking around 1,000 sq ft or more
- Groups with stable finances, who want to support the wider SET community by paying a higher rent
- Organisations that value being part of a shared building with artists and cultural projects
These spaces may be well suited to organisations looking for flexible and practical, project-led workspace, including storage, making, rehearsal, or production.
Please note: The building is unheated, and organisations should consider this when assessing suitability.
The offer
Workspace at SET Fulham is expected to be offered on the following basis:
- Rent at £1.60 per sq ft per month
- Plus service charge covering utilities, rates, and management
- Flexible space options across the building, depending on your needs
- Guaranteed space until January 2027, followed by a 3-month rolling contract.
Final terms and configurations will be discussed on a case-by-case basis.
