SET Vauxhall is a 140,000 sq ft cultural centre at Camelford House on the Thames, offering over 250 studios for more than 600 artists, alongside a project space, a café and bar, and communal areas.
It represents one of London’s largest artist-led spaces, built to encourage collaboration, experimentation, and community.

Studio sizes, prices and what’s included
As a member of the London Affordable Artist Studio Network (LAASN), SET has always put inclusivity and accessibility at its core.
SET Vauxhall offers some of the most affordable studios in Central London, priced at £1.60 per sqft PCM, all-inclusive with no hidden fees. This covers utilities, 24/7 access, maintenance, refuse, membership, management, cleaning, compliance, and access to shared facilities as they are fitted out.
Workspace is guaranteed until 2028, with only minimal exceptions due to leasing.

We support a wide range of practices – from artists, performers, writers, designers, makers, and musicians – and welcome applicants from diverse backgrounds.
To keep our centres connected to their local communities, we particularly encourage applications from those based in Lambeth, Southwark, Wandsworth, and Westminster.

Blended rents for organisations
Alongside affordable studios for artists, SET Vauxhall is also welcoming charities and larger community or arts organisations to take office space in the building.
Around 5,000 sq ft has been set aside for organisations who can contribute a little more, helping to keep studios accessible for those who need them most, while building a diverse, collaborative community across all 14 floors.
