
SET is pleased to share that SET Fulham, our new centre in West London, is now open and welcoming artists, charities, community organisations and culture-adjacent businesses.
Based at 27 Bagleys Lane, SET Fulham will join SET’s growing network of artist- and community-led cultural spaces across London, providing genuinely affordable studios for artists and collectives alongside workspace for community and arts organisations.
Like all SET centres, SET Fulham is rooted in our ethos of social justice and our belief that the arts should be for everyone. The space brings together artists and organisations in a shared, working environment connected to the local area while remaining open to communities across London.
About SET Fulham
Set within a former warehouse spanning approximately 40,000 sq ft across two connected buildings, SET Fulham is one of SET’s larger centres, offering large open areas alongside more contained rooms, with high ceilings and generous natural light – a kind of scale that’s increasingly rare to find for artists and community organisations in the city.
Located just a short walk from Imperial Wharf station, the centre is well connected across West and South West London. Its layout supports both everyday working and more practical uses, including storage, rehearsal and production, making it a strong fit for artists, collectives and organisations working at different scales.

Studios at SET Fulham
As part of SET’s mission, SET Fulham will offer genuinely affordable, large, warehouse-style studios for artists and collectives working across a range of disciplines.
A few important things to know about the space:
- There are no small studios at this site
- Studios are large by design, with the average size around 1,300 sq ft, at approximately £1,900 PCM (£1.45 per sqft)
- Studios are guaranteed until January 2027, followed by a 3-month rolling agreement
- This is a light-industrial space and will not have heating. Artists should consider this when assessing suitability
Because of the scale and nature of the studios, SET Fulham will be most suitable for artist collectives, groups, and makers who are comfortable sharing larger spaces.

SET is especially keen to hear from artists based in Hammersmith & Fulham, as well as neighbouring boroughs including Kensington and Chelsea and Wandsworth, to help keep the centre rooted in its local communities. As with other SET centres, a proportion of spaces will be prioritised for artists living or working locally.

Alongside artist studios, SET Fulham offers large-scale, warehouse-style workspace for charities, community organisations and arts or culture-adjacent businesses.
Spaces of approximately 1,000 sq ft and above are available and can support a range of uses, including workspace and offices, making and fabrication, storage, rehearsal, production, or other project-led activity.
Organisations based at SET Fulham will play a key role in supporting SET’s wider charitable aims and in helping to keep studios accessible and affordable for artists and community groups.
Spaces are available now, with immediate move-in possible.

A circular, low-impact approach
As with all SET centres, the development of SET Fulham is being guided by a low-impact, circular approach wherever possible. Materials from previously closed SET centres will be reused, and donations of partitions, timber, paint, fixtures and fittings will directly support refurbishment efforts.
Our aim is that by working with organisations to repurpose materials, we keep them in circulation, reduce waste, keep costs down, and maintain genuinely affordable rents for artists and community groups.
