Genuinely affordable private studios at SET Wimbledon, our major 30,000 sq ft arts centre in South West London. Located at St Georges House East (1 St George’s Road, SW19), a short walk from Wimbledon station, these private spaces are suitable for individual artists, sharers, and collectives.

Studios across our 1st, 2nd, 3rd, and 4th floors are coming online and being released in rolling phases as construction progresses. Viewings run on an ongoing basis.

Studio sizes & pricing

• Pricing: £1.45 sq ft PCM (all-inclusive of rates and utilities).
  • X-Small: £170 PCM (<117 sq ft)
  • Small: £170-£318 PCM (117-219 sq ft)
  • Medium: £421-£680 PCM (290-469 sq ft)

Move-in & contract details

• Length of contract: Space guaranteed until February 2028, continuing on a 3-month rolling agreement thereafter. We require three months’ notice should you choose to leave your studio.
• Facilities: 24/7 fob access, shared kitchens, communal toilets.
• Move-in: Typically 1 week following your viewing.
• Studio upkeep: In keeping with our DIY roots, our centres are maintained through a collaborative model. While SET manages the building shell and communal facilities, the day-to-day upkeep, cleanliness, and internal maintenance of your individual studio are entirely your responsibility.
• Maintenance & support: SET provides support for standard structural repairs free of charge. However, because we are a charity operating with limited resources, lead times for non-urgent or cosmetic repairs can be significant.
• Ongoing site preparation: While your studio will be ready for use, the rest of the centre is still being built out. There will be noisy building work on-site over the coming months while the other studios are constructed.
• Infrastructure: The building does not currently feature central heating. Wi-Fi infrastructure is actively being integrated into these sections, but it will be unavailable for the first few months while the system is being fully established.
• Prohibited practices: public events, hot works, live/amplified music without soundproofing, spray painting, tattooing, beauticians, or client-facing commercial activities.

Viewing & allocations

Viewings will be run on an ongoing basis until all studios are filled. Attendance is free, but you must reserve a slot in advance via OutSavvy.

Studios are allocated randomly via a lottery following in-person viewings, with priority given to practitioners living or working in the Borough of Merton and Wimbledon.
