SET is inviting charities, community organisations and culture-adjacent businesses to enquire about large-scale workspace at SET Fulham, our new 40,000 sq ft arts centre in West London.
Alongside genuinely affordable studios for artists and collectives, SET Fulham includes a number of substantial warehouse-style spaces designed for organisations seeking 1,000 sq ft or more. These larger spaces play a vital role in supporting SET’s wider charitable work and help to keep studios accessible and affordable for artists across London.

About the space
Set within a former warehouse in Fulham and spanning approximately 40,000 sq ft across two connected buildings, SET Fulham is being developed as an active, working cultural centre bringing together artists and organisations under one roof.
Large open-plan areas, high ceilings and strong natural light offer flexible, practical space suitable for making, storage, rehearsal, production, or project-led work. Located a short walk from Imperial Wharf station, the site is well connected across West and South West London.
Spaces are now available, with the option for immediate move-in.

- Service charge covering utilities, rates, and management

- Guaranteed space until January 2027, followed by a 3-month rolling contract.
