August studio viewings now open
SET Wimbledon is a 30,000 sqft arts centre located in St Georges House East, just a short walk from Wimbledon station. Studios are being released in phases as construction completes across the building, with spaces suitable for individual practices, sharers, or collectives.
In-person viewings for newly finished studios on the second floor at SET Wimbledon are taking place throughout August. Slots are free but must be reserved in advance.
Note: Studio allocations are made via lottery following viewing sessions. Priority is given to artists living or working in the Borough of Merton.

Studio sizes, prices and what’s included
As a member of the London Affordable Artist Studio Network (LAASN), SET has always put inclusivity and accessibility at its core.
SET Wimbledon offers some of the most affordable studios in the area, priced at £1.45 per sq ft PCM, all-inclusive with no hidden fees. This covers utilities, cleaning of communal areas, 24/7 access, refuse, and cleaning. For information on maintenance, please see our “Studio Upkeep & Maintenance” section below.
The metrics below represent our standard size bands across our purpose-built studios. Exact individual space availability fluctuates depending on our current build phases.

Studio upkeep and maintenance
In keeping with our DIY roots, our studios are maintained through a collaborative model. While SET manages the building and communal facilities, the day-to-day upkeep and internal maintenance of your individual studio are your responsibility. SET provides support for standard repairs free of charge. However, because we are a charity with limited resources, please be aware that lead times for non-urgent repairs can be significant. This approach is what allows us to keep our rents genuinely affordable and stable for the long term.
Move-in dates
Immediate move-in after the first round of viewings is available, with optional key collection a week after your viewing.
Important information
Before booking a viewing or accepting a studio offer, please review the following information:
- Length of contract: Workspace is guaranteed until February 2028, followed by a three-month rolling agreement. We require three months’ notice should you choose to leave your studio.
- Ongoing site preparation: While your studio will be ready for use, the rest of the centre is still being built out. There will be noisy building work on-site over the coming months while the other studios are constructed.
- Infrastructure: The building does not currently feature central heating. Wi-Fi infrastructure is actively being integrated into these sections, but it will be unavailable for the first few months while the system is being fully established.
Who can apply
We support a wide range of practices including painters, writers, designers, makers, and performers. To keep this centre rooted in the local area, we prioritise artists and collectives living or working in Wimbledon and the wider Borough of Merton.
As with other SET centres, a proportion of studios may be prioritised for artists living or working locally in Wimbledon and the wider Borough of Merton, alongside welcoming artists from across London.
Please note: For safety and insurance reasons, some activities aren’t permitted at SET Wimbledon, including: public events, hot works, live/amplified music without soundproofing, spray painting, tattooing, beauticians, or commercial client-facing activities.

Step-by-step guide to studio membership

- Attend your viewing and note your top studio preferences
- Secure your studio with a full month’s rent and deposit (if you move in mid-month, this partial month will be applied to a subsequent invoice)
