Genuinely affordable artist studios across London
SET offers genuinely affordable studios for artists across the city. With over 1,000 studio members, our centres bring together visual artists, performers, writers, musicians, and people working across many different practices.
Our studios are DIY by design. They’re practical and adaptable environments that artists can shape around their own needs. The aim is to keep things flexible and accessible, creating room to experiment, develop ideas, and work alongside others in a supportive setting.
Studio fees are priced bottom-up and are fully inclusive of rates, utilities, Wi-Fi, and building costs. All fees are reinvested directly into maintaining our spaces and supporting wider community projects, allowing us to keep studios independent, affordable, and shaped by the people who use them.

SET’s Associate Members programme
When you take a studio with SET, you automatically become an Associate Member. As a member, you can take part in and help shape activity across our spaces.
This means, you can:
- Use project spaces (when not in use for public programmes)
- Join exhibitions, workshops, talks, and performances
- Offer support skills, or services to the SET community
- Get free membership to all current and future SET Social venues, our arts and social club
Important studio guidelines
For insurance and safety reasons, some activities aren’t permitted, including:
- Public events or parties
- Hot works (work that cause sparks or flames)
- Live or amplified music
- Spray painting or tattooing
- Licensable practices (beauticians, or any practice requiring a license etc.)
- Client-facing commercial activity
