
Genuinely affordable artist studios across London
SET provides genuinely affordable studios for London’s art communities. Our centres welcome a wide range of practices, from visual artists to performers, writers and musicians, and bring together people from diverse backgrounds. With over 1,000 members, our community plays an active role in shaping a public programme of exhibitions, workshops, performances, and music events.
Collaboration, inclusion, and care guide everything we do. Every studio fee is priced bottom-up, fully inclusive of rates, utilities, Wi-Fi, and more, and directly supports the running of our buildings and community initiatives. This approach helps keep our spaces affordable, independent, and accessible to all.
Today, SET has several centres across London, each designed to support experimentation, connection, and creative development. We aim to provide a supportive environment where artists of all practices can grow, take risks, and pursue new ideas.

Camelford House on the Thames offers over 250 studios for more than 600 artists, alongside project spaces, a café, a bar, and shared areas. Early membership means you can move in right away and be part of a growing arts community, while helping shape the spaces as they’re gradually fitted out. Studios are allocated on a first-come, first-served basis, with guaranteed workspace for early members until 2028.

SET’s Associate Members programme
When you take a studio with SET, you automatically become an Associate Member.
This means you can:
- Use project spaces (when not in use for public programmes)
- Take part in exhibitions, workshops, talks, and performances
- Offer support skills, or services to the SET community
- Get free membership to all current and future SET Social venues, our arts and social club
Important studio guidelines
For insurance and safety reasons, some activities aren’t permitted, including:
- Public events or parties
- Hot works (work that cause sparks or flames)
- Live or amplified music
- Spray painting or tattooing
- Licensable practices (beauticians, or any practice requiring a license etc.)
- Client-facing commercial activity
