SET provides affordable studios to artists and projects on an open-call basis. We host a wide array of practices and disciplines and select artists, performers, writers and musicians from diverse backgrounds, who can contribute to a vibrant studio community and our public programme of arts and educational events. All artists joining the SET community become Associate Members of SET. Members are required to contribute to the community - this can come in the form of participating in a project or running a workshop or class, or offering support, skills or services.
Studios at SET centres are as affordable as possible and prices include all bills and internet. All studio artists can book the project space for private projects when it is not in use for SET Projects. Studio members are also encouraged to propose public facing projects for the Members Programme.
Opening in March 2021, SET Woolwich spans 140,000 sq ft and is home to 250 artist workspaces. Based in Riverside House - former Greenwich Council and HMRC offices, the building boasts lots of natural light, two project spaces and a dedicated moving image and performance space. Opening back in Febuary 2018, SET Dalston houses around 30 members upstairs as well as a small project space for members exhibitions. Downstairs is home to our bar and live events space with and an eclectic nightly programme of music, performance, screenings, readings and more. Studios are priced at £1.3 per sq ft.
SET New Cross
Housed in a former Plumbase on New Cross Road, the centre opened in late 2020 and is home to over 30 artists working with sculpture, video, performance, music, textiles and more. SET New Cross has a large outside space and a 20x20 sq ft project space which is home to SETs main exhibition programme, residencies and workshops. Studios are priced at £1.20 per sq ft.
SET Lewisham opened in January 2019 and is based in the former Mother Care Centre in Lewisham retail park. Spanning 12,000 sq ft, it's home to over 50 members working in a variety of practices from multi-media installation to video production, floristry and participatory performance. SET Lewisham has a 20x30ft project space which is home to Movement Possession a weekly dance a movement workshop, alongside regular exhibitions by guest curators and members. Studios are priced at £1.2 per sq ft.
Opening in July 2019 SET Wimbledon's studios are prcied at £1 per sq ft. A former wood workshop, the site is over 6000 sq ft of light industrial warehouse and is perfectly suited for a variety of makers with ample natural light.
SET North Greenwich
A 4000 sq ft former art storage unit, SET North Greenwich is our most state of the art studio centre and was recently refurbished to a high standard. North Greenwich has a guaranteed 5 year tenancy.

SET New Cross Studios
Our first centre, SET Bermondsey was a former paint factory on Alscot Road. Opening in mid 2016 and running for 5 years, the 7,000 sq ft, 1970's warehouse was home to over 100 artists working with sculpture, video, performance, music and more. SET Bermondsey had a large outside space and a 30x40 sq ft project space which was home to SETs main exhibition programme, residencies and workshops. Studios were priced at £1 per sq ft.
From December 2016 to October 2017, SET Poplar (based in Capstan House) was home to over 100 artists and was priced at £0.5 per sq ft, our most affordable studios to date. Capstan House had a project space of over 4000 sq ft and was home to a series of community-engaged projects run by collective Blackwall Beach. Also based at Capstan House, IKO's exhibition programme aimed to bring alternative arts collectives from around the UK to London to co-curate and showcase new works at SET. SET also proudly hosted ART the Arms Fair, a fund & awareness raiser against the largest international arms fair based in the ExCel London.
Based in the former White Cube offices SET Masons Yard ran from April 2018 to January 2019. It was home to 12 members making sculpture, painting, video and performance. Studios were priced at £1 per sq ft.
The Greenwich Pensioner
The Greenwich Pensioner was our Poplar based pub which was home to an array of experimental performances, live music, readings & screenings from April to November 2017.
